Abstract

High-rise buildings are a relatively new phenomenon in architecture and urban planning as a solution to create more space in city centers with high demand for housing. Initially, such structures were considered a sign of technological progress and technical societies. The presence of high-rise buildings with their negative impacts on the environment creates new problems such as pressure on infrastructure, as well as increased congestion, environmental pollution, and reduced access to sunlight and fresh air for citizens. The research discusses the impact of high-rise buildings on humans in terms of environmental and social quality, as it is no longer sufficient for the designer to be satisfied with investment needs or exploiting available spaces or giving an exaggerated aesthetic appearance, but it has become necessary for the designer to understand the needs of users and study human behavior inside these buildings. This is done by conducting an analytical study of the Maadi area. The analysis was divided into two main sections: (field survey, survey). The study reached the necessity of meeting human needs, as the potential impacts were evaluated and analyzed to reach the ultimate goal, which is to reduce the negative impacts and increase the positive impacts resulting from such buildings.
 
 
تعد المبانى العالية ظاهرة جديدة نسبيا للهندسة المعمارية والعمرانية كحل لخلق مساحة اكبر فى مراكز المدن ذات الطلب العالى على المساكن. واعتبرت فى البداية فى مثل هذه الهياكل بمثابة علامة على التقدم التكنولوجى والمجتمعات التقنية. ان وجود المبانى العالية مع التأثيرات السلبية فى البيئة تخلق مشاكل جديدة مثل ضغط على البنية التحتية وايضا زيادة الازدحام والتلوث البيئى والاقلال من وصول اشعة الشمس والهواء النقى الى المواطنين. يناقش البحث استعراض تاثير المبانى العالية على الانسان من حيث الجودة البيئية والاجتماعية اذ لم يعد كافيا ان يكتفى المصمم باحتياجات الاستثمار او استغلال المساحات المتاحة او اعطاء الشكل الجمالى بشكل مبالغ فيها، ولكن اصبح من الضرورى ان يتفهم المصمم احتياجات المستخدمين ودراسة السلوك الانسانى داخل هذه المبانى. وذلك بعمل دراسة تحليلية لمنطقة المعادى وقد انقسم التحليل الى قسمين رئيسين وهو (المسح الميدانى، الدراسة الاستقصائية). ووصلت الدراسة الى ضرورة تلبية احتياجات الانسان اذ تم تقييم التاثيرات المحتملة وتحليلها للوصول الى الهدف النهائى وهو تقليل التأثيرات السلبية وزيادة التأثيرات الايجابية الناتجة عن مثل هذه المبانى.
