Applications of building information modeling to manage operating costs for hotel buildings | (تطبيقات نمذجه معلومات البناء فى اداره تكلفه تشغيل المبانى الفندقيه)

Various technology applications in the construction field have provided significant advantages to improve construction costs. However, the operation and maintenance (O&M) phase of a building has the longest duration in a construction project and also accounts for 80% of the total cost from the owner’s budget. The use of life cycle costing (LCC) and building information modeling (BIM) technology significantly affects the life of a building. Hence, the primary objective of the research is to analyze the benefits of life cycle costing and BIM during the operation phase. The theoretical approach of the research work helped to identify how life cycle costing and BIM can manage the cost of building operations. Implementing LCC and BIM methods in the operation phase can enhance the operations and reduce their cost. There are several limitations about the concepts of BIM and LCC, but proper life cycle analysis of building components, systems and equipment before evaluating design alternatives and BIM integration in the early design phase can improve the construction process which is beneficial in reducing the entire life cycle cost of a building.
